It involves Integrated Project Management and the collection of resources that allow optimizing their execution. In fields like civil construction and building, the human and finance resources, as well as the organizational necessities, make the use of execution control techniques essential.

The dimension of the projects that are being carried out nowadays in addition to the complexity of the financial and human resources, and the organizational needs make the use of execution management methods indispensable.

This service can offer a complete control of the necessities that appear in the project’s development, assuming the responsibility for all of these stages, starting from the analysis of the main idea, developing the project and leading the works execution and the starting point.

Phases

In order to develop each Project with a success guarantee, ORFISA carries out the Project management services in five stages:

1. Conceptual stage. The project objectives, its configuration or scope, the value, the period and the qualities are set in accordance with the client. A preliminary project is elaborated and the initial budget is set.
2. Definition Stage: We collaborate in the project writing, contributing with Value Engineering, analysing the adequate contract system for each case. This phase is fulfilled with activities such as:
1. Basis Project Drawing-up
2. Preparing and submitting documentation in order to obtain licenses
3. Constructability Analysis
4. Technical solution optimization
5. Administrative Management
3. Contracting stage: At this stage, once the Construction project is elaborated and measured, we proceed to the offer demanding and its comparative analysis, ending with works negotiation and contracting.
4. Execution stage: We keep a continuous control during the project development, proposing modifications when needed and avoiding foreseeable incidents in time, keeping the client permanently informed.
5. Finalisation stage: After the product submission we continue offering support to our clients in order to guarantee its correct use as well as to solve any incidence, actively collaborating at the reception and the works beginning.

CONSTRUCTION

The Construction Management system allows our clients to dispose of a new point of view in order to have a maximum control over the works execution.

In this way, the role of main contractor is eliminated; the client establishes a direct contractual relationship with the suppliers, selecting those that result the most interesting.

ORFISA IKCoffers two additional services:

• Managing Contracting. This service simplifies the administrative management of contracts, bills and payments, providing to the client just one contract and a single monthly bill during the process.
• Protected Value. We set an economic target according to the client, taking responsibility of all value deviations.
